What tasks need to be done when moving in or moving out?

We've compiled a Move In/Out Checklist to make your move as smooth as possible.  Please reach out to our board at board@colonypark2.com if you have any questions.  They'll also be happy to show you around the property to help you get the lay of the land.

Who do I contact when I plan to move in or out?

Please  email board@colonypark2.com and rmoye@cmacommunities.com to coordinate your move.  

Include all the details of your move.  Every move should be scheduled Monday through Friday from 9:00 am to 5:00 p.m., excluding holidays.  Our property manager will help you coordinate padding the elevator, holding the gate open, and showing movers where to park.  A nonrefundable $300 fee is required when moving in and out.

Who do I notify if I am renovating my unit?

The board reviews major design changes to protect adjoining neighbors and the structure of the building.   For major renovations, please remember you must complete Request for Modification use licensed contractors and to contact the city of Atlanta for any permitting requirements.

What is the pet policy at CP II?

There is a two pet per unit limit (dogs and cats).   There is a $75 per year registration fee for each dog (not cats) due on January 1 of each year.  Pet fees will be collected at the annual meeting.  Dogs can be walked on the property, but should only relieve themselves in the designated area at the top of the hill behind CP I.

How do I obtain a parking permit or additional keys?

Owners who sell their unit should transfer all keys and parking passes.  Should you need additional passes or keys, please  email board@colonypark2.com and rmoye@cmacommunities.com.  There is a charge for each additional pass and key.

Can I rent my unit?

Yes,  however, owners wishing to rent their unit must apply to the Board for approval.  The Declaration of Colony Park II limits the number of units that can be rented at one time to 25%.  Please  email board@colonypark2.com and rmoye@cmacommunities.com.  Rental permits are managed by RMS.  Permit management fees apply.

 

Can I decorate my door or patio during the holiday season?

You may decorate your door and patio during the holiday season within reason.  Any decorations on the door should not be hung with nails and should not damage the exterior of the door in any manner.  Decorations are limited to the alcove directly outside your unit.  Decorations are not allowed in the hallway.

How do I obtain the code to the gym?

In order to obtain the code to gain entrance to the gym, you must first sign and return the gym & pool release.  After completing, please send the original form to rmoye@cmacommunities.com.

How do I rent the Manor House for an event?

Each resident can reserve the Manor House for their exclusive use, free of charge twice per year.  Fill out the Rental Agreement and submit to rmoye@cmacommunities.com.

What if I need an additional parking space?

One bedroom units are assigned one parking space and two bedroom units are assigned two.  There are currently no available rental spots.  If you need an additional spot, it's possible a neighbor may be willing to lend or rent you thier space.  This is handled entirely between the unit owners. 

How can I get additional keys, garage remotes, or guest parking permits?

Additional keys and garage remotes can be purchased by emailing  rmoye@cmacommunities.com.

Where are the power and water shutoffs for my unit?

Individual units do not have their own water shutoff.  Water hot & cold shutoffs for all three floors in your stack are in the first floor hallway ceiling.  Electrical shutoffs for each unit are in either Mechanical P-103 or Storage P-108 in the garage.

Where can I wash my car?

There is a carwash area at the far end parking lot near the bottom of the retaining wall.

What items can be recycled?

We provide general household and glass recycling.  Please refer to the signs at the recycling bins in the garage.  

How do I access the roof?

The roof may only be accessed by contractors to perform work.  The roof is locked for safety.  To prevent damage to the roof, all contractors are required to stay on the grey paths and  wear shoe covers and place tools and equipment on a mat.  Tese are available in the lobby closets.  If you need access to the roof, please email rmoye@cmacommunities.com and board@colonypark2.com 48 hours in advance for planned work.
